Common Homeowner Association Problems

As Homeowner Associations continue to expand within the U.S., the more need for HOA volunteers and board members will rise. Considering that
most board members are strictly volunteers, the job itself can be rewarding, yet extremely challenging at times. Like any business, the HOA board
of directors is organized with people of all backgrounds and philosophies. No board is alike and each one brings great value to their community. Without formal training, HOA boards can create great difficulty in keeping their community organized. It's the HOA board's responsibility to either
thrive or survive — more importantly, it’s how they handle the challenge that makes the most difference.

Here are five common Homeowner Association problems and how to address them:

  1. Maintaining Property Value: Real estate can be unpredictable. Oftentimes, HOAs have a hard time keeping up with the value of their community. One way to combat this problem is by staying on top of regular maintenance such as repainting structures and cleaning common areas regularly. This will show potential homeowners that the property is well cared for and can help to increase the overall value.
     
  2. Common Areas: Due to COVID-19, many HOAs have had to update their rules and regulations regarding common areas. It is important for members to stay up-to-date with their community newsfeed so that they do not receive complaints from other residents.
     
  3. Financial Issues: Oftentimes, HOA boards can fear the opinions of their community members when it comes to financials and dues. While raising dues may be necessary to meet budget requirements, it is important for board members to explain why this increase will benefit the community in a clear and concise manner. This will help alleviate any potential complaints or misunderstandings.
     
  4. Communication: Communication is key when it comes to effectively running an HOA. Board members should be sure to send out communication updates regularly so that all HOA members are on the same page regarding any upcoming projects, rules and regulations, financial issues, etc.
     
  5. HOA Rights & Violations: Knowing what rights and violations are in place is important for both board members and homeowners. In general, it is not often that an HOA member will receive a violation. However, if one does occur, it is the responsibility of the HOA to ensure that all rights are being respected and any violations are handled properly and efficiently.

In conclusion, Homeowner Associations can have many challenges along with their benefits. By staying on top of common problems such as
maintaining property value, managing common areas, handling financial issues responsibly, communicating effectively, and understanding HOA
rights & violations – HOAs can remain successful in keeping up with the needs of their community members.
